While trying to find value in existing real estate assets, we strive to add value to these properties by repositioning them thus affording us the potential to increase rental rates. When the market makes it difficult to find these value add assets, we turn to ground up development. We are currently continuing to develop shopping centers and 55+ housing.

Rob Chandler, of Angelica Real Estate Development, has over 20 years of combined experience in identifying properties that fit our criteria. Providing our investors an exceptional return in a timely manner is the primary concern with site selection. From there you have to understand all the obstacles involved to make sure that nothing can get in the way of the projects success. Finally, with a strong reputation in our markets, and as a former Broker, Rob understands what its like to walk in Broker’s shoes. That understanding, and a close working relationship means a lot. Therefore, several of the key brokers in each market bring Angelica opportunities before they take them to other developers.
Ground Up Development
Yes, there’s more to it than just purchasing great property. Shepherding that project to completion is just as important. There are many “hidden” obstacles that impact the viability and profitability of a project. The whole project and potential profits can go south if you don’t know what to look for. Further, its important to make sure the construction process proceeds on time and on budget. Communication with the engineers, architects and general contractor is critical. Many other developers don’t get their hands dirty enough with this stage, but at Angelica we know that the end result and great partnerships require getting some cement on our shoes from time to time.

Rob Chandler
Rob has worked with many of the top brokerage houses throughout his career including Marcus & Millichap and NAI. Rob specialized in investment sales.
As the firm’s managing partner in the firm, Rob is responsible for site selection and working with the architects and engineers to ensure the parcel of land is used in accordance with the correct risk management strategy. He also hires the general contractor and works alongside the architect to ensure delivery on time and within budget. Further, he selects the right brokerage team to lease, manage and sell the asset.
During the financial crisis in 2008, Rob created the precursor to Angelica Real Estate Development to take advantage of depressed property values. During this time they acquired some of the best shopping centers in Houston. As it became hard to find value in existing assets, they turned to ground up development.
Over the past decade, Rob has either completed, or is in the development process of 20 projects which include retail buildings, industrial parks and 55+ apartment complexes. Rob’s keen attention to detail and unparalleled diligence results in a profitable exit on every completed development project.

Jeannie Rich Chandler
Jeannie Rich Chandler has consulted with and created projects for some of the largest US home builders and developers for more than 30 years. As a Registered Interior Designer, Strategist, and Creative Consultant, she has worked with clients in developing new projects from the ground up, as well as renovating and repositioning existing portfolio assets.
Jeannie is a Past President of the Junior League of Houston, Inc. (the largest chapter in the world). She has sat on various boards and committees, including MD Anderson, Baylor, Kappa Kappa Gamma Charitable Foundation and Alumnae Association, YES Prep Public Schools, St Francis Episcopal Day School, National Charity League and the Houston Ballet Guild. Jeannie has two children and loves to spend time with family and friends, traveling around the world and hiking in the mountains with her two German Shepherds.
